Step 1 of 3: Equipment
Palm fronds bent sideways by strong wind above the shingled roof and stucco wall of a single-story house under an overcast gray sky.

A contractor quoting a mini-split installation in Leon County has to account for what the equipment will run against, not just what it needs to cool today. 519 severe weather events were recorded in Leon County, Florida between 2015 and 2024. At that rate, severe weather shapes what a properly sized system looks like here. A unit spec'd for average conditions in a quieter area is undersized for this one. The contractor's first job is working out how hard this climate will drive the system before any equipment goes on the wall.

Interior laundry closet with white louvered bi-fold doors, a flexible foil dryer duct running from the floor to the ceiling, a gray electrical panel on the wall, and a white plastic laundry basket of clothes on the floor.

Older electrical panels are the variable that decides how a mini-split installation goes in much of Leon County's housing stock. Half the homes in Leon County, Florida were built in 1989 or earlier (2020-2024 ACS 5-year). A house built in that era was wired for the loads of that era, and a ductless system draws on circuits that may not exist yet. The contractor has to read the panel before pricing the job. If it needs an upgrade, that work comes first.

The Parts of a Mini-Split System and What Gets Installed

Isometric illustration of a cutaway house with a dark shingled gable roof, showing two wall-mounted indoor air handlers, a sofa, table and chair inside, and refrigerant lines running to an outdoor condenser unit beside the building.

The indoor air handler mounts high on a wall inside the room being conditioned. It is the piece a homeowner sees every day, and it is where conditioned air enters the space. Outside the house, the outdoor condenser unit sits on a pad or bracket and houses the compressor and the fan that move heat between indoors and out.

A refrigerant line set runs through a small opening in the wall to connect the two units, carrying refrigerant between them. A condensate drain line runs alongside it, moving moisture the indoor unit pulls from the air to a safe discharge point. A dedicated electrical circuit feeds the outdoor unit directly.

The drawing shows a typical layout, and a licensed contractor determines what the configuration looks like in your specific home.
